KUALA LUMPUR (Jan 22): Avaland Bhd (formerly MCT Bhd) launched the second phase of its Casa Embun project at its 417-acre Cybersouth township development in Dengkil, Selangor, on Jan 13. The recent launch follows the success of Casa Embun Phase 1, which has achieved a take-up rate of more than 85% since it was launched in January 2022, according to a statement dated Jan 16.

The statement added that the launch event, which was held at the Cybersouth Sales Village and in conjunction with the Cybersouth Carnival organised by Avaland, saw over 300 attendees.

Avaland chief executive officer Apollo Bello Tanco (Pol) said Casa Embun is a testament that the innovations built into the project are in line with market demand. “Casa Embun is our first vertical development in Cybersouth and we are glad that it has been well-received by our purchasers. Casa Embun was built in line with Avaland’s vision for Cybersouth as a township which creates enduring value and homes to a thriving community.”

With a gross development value of RM202 million, Casa Embun Phase 2 comprises 505 units of serviced apartments ranging from 550 to 1,541 sq ft with two layouts of two rooms, one bathroom and three rooms, two bathrooms. Selling prices start from RM250,000.

The statement said Casa Embun will come with family-friendly facilities such as a multipurpose pavilion with a barbecue facility as well as outdoor dining facilities for family gatherings, a themed playground, a 25m swimming pool, a children’s wading pool, a gymnasium overlooking the pool, and sports facilities such as futsal and badminton courts, a 0.9km jogging path and electric vehicle charging facilities at the carpark.

Meanwhile, Avaland is upgrading some of the facilities at Cybersouth. “This is part of Avaland’s continuous effort to enhance the safety, accessibility and well-being aspects of the township for the benefit of the community,” Pol said.

In the statement, he added that Avaland is targeting to achieve RM700 million to RM800 million worth of sales this year, supported by ongoing and upcoming projects including Aetas Seputeh, Amika Residences and Anja Bangi. “In addition, we are looking forward to a strong year of growth in our bottom line for 2024, underpinned by our robust unveiled sales of RM863 million as at Dec 31, 2023.”
